Types of commercial construction projects

Commercial construction projects describe the planning, design and construction of buildings suitable for commercial use, such as shops, hotels or offices. Within this article, we’ll detail 7 common types of commercial construction projects…

7 Common types of commercial construction projects

Hotels & restaurants: hotels & restaurants are large commercial buildings that must adhere to a number of rules & regulations; typically experiencing a lot of footfall and activity from the public, and requiring particular attention surrounding food & drink – i.e. commercial kitchens and bar areas – hotels & restaurants often require innovative and bespoke approaches to commercial construction.

Retail shops: the most important elements of retail shops tend to be the space and the layout; retail shops typically used to house and sell products available to consumers to browse and purchase during their visit. What’s more, retail shops also tend to require employee facilities and amenities at the back of the shop, separate from the main shop floor, where employees can retreat to use the bathroom, prepare their lunch, and enjoy a short, quiet break away. As such, planning and design are crucial elements in the construction of retail shops.

Grocery/superstores: grocery stores tend to be particularly large scale commercial units used to sell a wide range of fresh, frozen and pre-prepared foods, as well as convenience items; sometimes clothes, toiletries & personal care products, medicines and over-the-counter pharmaceutical products, and sometimes homeware such as plates, bowls, cutlery and soft furnishings. Large scale superstores often also feature customer amenities such as toilets, and cafes; the aim often being to create a ‘one-stop-shop’ for customers’ every need. As well as careful design and planning of these multi use spaces, plus differing health & safety regulations for the different sections of commercial buildings such as these, grocery/superstores also tend to require generously sized car parks and carefully designed roads and walkways surrounding the building.

Office buildings: office buildings vary between multi-functional spaces for hundreds or thousands of employees over many different floors – incorporating lifts, stairs to multiple floors, toilets & kitchen/kitchenette facilities on each floor, meeting rooms and reception/waiting areas – to small 2 or 3 room office spaces with 1 or 2 toilets and a modest kitchenette. As such, office building construction and/or renovations tend to be bespoke and worked on especially closely with the client(s) in question to achieve the function & layout required, not only to suit the business as it is currently, but also to allow the business to grow and/or achieve short term employment & growth goals.

Medical centres & hospitals: accessibility and technology often drive the construction and/or renovation of medical centres & hospitals as these types of commercial buildings must be adequately equipped to care for and treat vulnerable, sick and mobility impaired people requiring both urgent & non-urgent care.

Warehouses: warehouses are large commercial spaces typically used to house a wide range of products intended for sale, either by ecommerce (online shopping) or by retail/commerce shops. As such, warehouses often require large industrial shelving units to store products that are widely spaced to foster free movement between sections, not only by employees on foot, but also by machinery such as forklifts. What’s more, warehouses often also require space for large logistical vehicles to drop off and pick up products.

Shopping malls: multi-function and multi-use is the name of the game when it comes to shopping malls that, particularly these days, not only house a number of small, open-faced shops, but also food courts, toilets, lockers, multi-storey covered car parks, nail and beauty salons, hairdressers and cafes. They’re typically lengthy and complex construction projects that require input from many subcontractors – the definition of collaboration!
